To qualify for a boiler grant under the UK Boiler Upgrade Scheme, you must own the property, whether it's your main home, a second home, or a rental property. The grant is available for those looking to replace a fossil fuel heating system, such as oil, gas, electric, or LPG. 

For properties in England and Wales, a valid Energy Performance Certificate (EPC) is required, and the heat pump must be installed within 120 days of the grant approval. If you're considering a biomass boiler, your property must be off the gas grid, located in a rural area, and the boiler must have an emissions certificate. 

Exclusions apply to new build homes, social housing, and properties that have already received government funding for heat pumps or biomass boilers. However, self-build homes are eligible if built by you or a contractor, as long as they’ve never been owned by a business. Proof of self-build, such as title deeds, is required.
